Job Title: Property Manager
Location: Kingdom of Bahrain
Reports To: Founder & CEO
Department: Property Management & Facility Management

Job Summary:
The Property Manager is responsible for the efficient management, maintenance, and operation of both residential and commercial properties. This role ensures that the properties are safe, clean, and well-maintained by overseeing cleaning services, HVAC (air conditioning) maintenance, tenant relations, and vendor coordination. The property manager strives to maintain and increase the property’s value while maintaining excellent tenant satisfaction.

Duties & Responsibilities:
1. Operations Management:

• Oversee day-to-day operations of residential and commercial properties.

• Coordinate and supervise preventive and corrective maintenance activities.

• Ensure compliance with safety, health, and building regulations.

• Conduct regular property inspections and resolve deficiencies.

• Cleaning Management: Supervise cleaning teams to maintain hygiene.

• HVAC & AC Maintenance: Manage regular servicing and repairs.

• Preventive Maintenance: Implement programs to reduce downtime and costs.

• Property Inspections: Identify and resolve maintenance issues proactively.

2. Vendor & Contractor Management:

• Source and liaise with contractors and service providers.

• Ensure quality and timely delivery of property-related services.

3. Tenant Relations:

• Serve as the primary point of contact for tenants.

• Manage lease agreements, renewals, and onboarding/offboarding.

• Ensure tenant satisfaction and retention.

4. Record Keeping:

• Maintain records of property operations, maintenance activities, contracts, and expenses.

• Prepare regular reports for senior management.

• Budgeting, financial reporting, and rent collection.

5. Compliance & Safety:

• Ensure compliance with health, safety, fire, and environmental regulations.

6. Tenant Move-Ins/Move-Outs:

• Facilitate tenant move-ins and move-outs.

• Liaise with brokerage department to maximize occupancy rates.

7. Team Leadership:

• Supervise and mentor on-site staff.

• Conduct performance appraisals and coordinate staff training.

Qualifications:

• Proven knowledge of Bahrain tenancy laws and RERA requirements.

• Skilled in Property Management software.

• Experience managing residential and commercial properties.

• Knowledge of HVAC systems and cleaning operations.

• Strong organizational, communication, and interpersonal skills.

• Ability to manage multiple vendors and contractors.

• Familiarity with health, safety, and environmental standards.

• Problem-solving mindset with attention to detail.

• Relevant certifications in property/facilities management are a plus.

• Strong financial skills.

• Valid Bahraini driver’s license with own car.

Preferred Certifications:

• RERA License

• IWFM, IFMA, or other relevant certifications

• First Aid, Safety, or Fire Warden certification

المهام والمسؤوليات:
1. إدارة العمليات:

• تفتيش العقارات: تحديد وحل مشاكل الصيانة بشكل استباقي.

2. إدارة الموردين والمقاولين:

• البحث والتنسيق مع المقاولين ومقدمي الخدمات.

• ضمان جودة وتسليم الخدمات في الوقت المحدد.

3. علاقات المستأجرين:

• العمل كنقطة اتصال رئيسية للمستأجرين.

• إدارة عقود الإيجار وتجديداتها وإجراءات الانتقال.

• ضمان رضا المستأجرين والحفاظ عليهم.

4. حفظ السجلات:

• الحفاظ على سجلات عمليات العقارات، أنشطة الصيانة، العقود والنفقات.

• إعداد تقارير منتظمة للإدارة العليا.

• إعداد الميزانية، التقارير المالية وجمع الإيجارات.

5. الامتثال والسلامة:

• ضمان الامتثال لجميع اللوائح الصحية والسلامة والحريق والبيئة.

6. تحركات المستأجرين:

• تسهيل إجراءات الانتقال للدخول والخروج.

• التنسيق مع قسم الوساطة لضمان وزيادة نسبة الإشغال.

7. قيادة الفريق:

• الإشراف وتوجيه موظفي الموقع.

• إجراء تقييمات الأداء وتنسيق التدريب للموظفين.

المؤهلات:

• معرفة بالقوانين البحرينية للإيجارات ومتطلبات RERA.

• مهارة في استخدام برامج إدارة الممتلكات.

• خبرة في إدارة العقارات السكنية والتجارية.

• معرفة بأنظمة التكييف وأعمال النظافة.

• مهارات تنظيمية واتصالية قوية.

• القدرة على إدارة عدة موردين ومقاولين.

• الإلمام بمعايير الصحة والسلامة والبيئة.

• القدرة على حل المشكلات مع الاهتمام بالتفاصيل.

• الشهادات المتعلقة بإدارة العقارات أو المرافق ميزة إضافية.

Job Overview
We are seeking an experienced Vinyl Floor Installer to join our team. The ideal candidate will have hands-on experience with LVP, LVT, and sheet vinyl installation, ensuring high-quality craftsmanship and precision.

Key Responsibilities

• Accurately measure areas to be covered and calculate material requirements to minimize waste.

• Prepare sub-floors by cleaning, leveling, patching, and applying primers or moisture barriers.

• Cut, trim, and fit vinyl flooring using specialized tools such as utility knives, straightedges, and scribers.

• Install vinyl flooring according to design plans and ensure proper alignment.

• Inspect completed installations for quality and address any issues promptly.

• Maintain a safe and clean work environment, adhering to safety guidelines.

Requirements

• Minimum 2–3 years of proven experience in vinyl flooring installation (LVP, LVT, sheet vinyl).

• Strong knowledge of vinyl types, installation techniques, and adhesive requirements.

• Excellent attention to detail and commitment to quality.

• Ability to work independently and collaboratively.

• Valid Flexi Visa.

• معرفة قوية بأنواع الفينيل وتقنيات التركيب ومتطلبات اللواصق.

• اهتمام شديد بالتفاصيل والحرص على الجودة.

• القدرة على العمل بشكل مستقل وضمن فريق.
