Job Title: Property Manager

Job Summary:

The Property Manager is responsible for the efficient management, maintenance, and operation of both residential and commercial properties. The role ensures safety, cleanliness, and tenant satisfaction while maintaining and enhancing the value of the properties. Responsibilities include supervising cleaning, HVAC (AC) maintenance, tenant relations, and vendor management.

Duties & Responsibilities:

1. Operations Management

• Oversee daily operations of residential and commercial properties.

• Supervise preventive and corrective maintenance activities.

• Ensure compliance with safety, health, and building regulations.

• Conduct property inspections and address deficiencies.

• Manage cleaning services in common areas and outdoor spaces.

• Oversee HVAC servicing, preventive maintenance, and repairs.

• Implement preventive maintenance programs to reduce downtime.

2. Vendor & Contractor Management

• Source, coordinate, and monitor contractors/vendors to ensure quality services within deadlines.

3. Tenant Relations

• Act as the main point of contact for tenants’ maintenance requests and complaints.

• Manage lease agreements, renewals, and tenant onboarding/offboarding.

• Ensure tenant satisfaction and retention.

4. Record Keeping

• Maintain records of property operations, maintenance, contracts, and expenses.

• Prepare management reports on property performance.

• Handle insurance, compliance, and audits documentation.

• Budget management, financial reporting, and rent collection.

5. Compliance & Safety

• Ensure compliance with all health, safety, fire, and environmental regulations.

6. Tenant Move-Ins/Move-Outs

• Facilitate smooth tenant transitions and maintain property readiness.

• Collaborate with brokerage to maximize occupancy rates.

7. Team Leadership

• Supervise facility technicians, security, and admin staff.

• Conduct staff performance reviews and training.

Qualifications:

• Strong knowledge of Bahrain tenancy laws and RERA regulations.

• Skilled in property management software.

• 3+ years’ experience in residential & commercial property management.

• Knowledge of HVAC, preventive maintenance, and cleaning operations.

• Strong organizational, leadership, and communication skills (English required, Arabic a plus).

• Financial and budgeting expertise.

• Vendor and contract management experience.

• Valid Bahraini driving license and own car.

• Relevant certifications (RERA License, IWFM, IFMA, First Aid, Safety, Fire Warden) preferred.

١. إدارة العمليات

• إدارة عقود الإيجار والتجديدات وإجراءات الدخول والخروج.

• ضمان رضا المستأجرين وتحقيق نسبة عالية من الاحتفاظ بهم.

٤. السجلات والتقارير

• حفظ سجلات التشغيل والصيانة والعقود والمصروفات.

• إعداد تقارير دورية للإدارة العليا.

• متابعة وثائق التأمين والالتزام والتدقيق.

• إدارة الميزانية والتحصيل وإعداد التقارير المالية.

٥. الالتزام والسلامة

• ضمان الالتزام بمعايير السلامة والصحة والحرائق والبيئة.

٦. إدارة تنقلات المستأجرين

• تسهيل دخول وخروج المستأجرين وضمان جاهزية الوحدات.

• التنسيق مع قسم الوساطة العقارية لزيادة نسب الإشغال.

٧. القيادة والإشراف

• الإشراف على الفنيين والأمن والإداريين.

• تقييم أداء الموظفين وتنظيم برامج تدريبية.

المؤهلات:

• معرفة قوية بقوانين الإيجار في البحرين ولوائح هيئة التنظيم العقاري (RERA).

• خبرة لا تقل عن ٣ سنوات في إدارة العقارات السكنية والتجارية.

• إلمام ببرامج إدارة العقارات.

• خبرة في أنظمة التكييف والصيانة الوقائية.

• مهارات تنظيمية وقيادية واتصال قوية (اللغة الإنجليزية مطلوبة – العربية ميزة إضافية).

• خبرة في إدارة الميزانيات والتحصيل.

• رخصة قيادة بحرينية وسيارة خاصة.

Bahrain Bay Utilities serves the iconic Bahrain Bay Development in Manama with District Cooling, Sewage Treatment, potable and irrigation water services under one scheme. Veolia Bahrain manages and operates this utility complex, which includes Bahrain’s largest District Cooling Plant, a membrane-based STP recycling TSE for irrigation, potable water pumping networks, and a solar-powered STP.

Job Description
Position: Waste Water Process & Network Engineer

Main Accountabilities

• Oversee operations of wastewater collection, transmission, treatment, and redistribution of TSE.

• Ensure efficient operation of the WWTP, pumping stations, and associated networks.

• Monitor KPIs, process parameters, and compliance with regulations.

• Supervise WWTP laboratory operations, external testing, and chemical quality assurance.

• Analyze wastewater data, forecast trends, and guide operators.

• Conduct inspections, rectify abnormalities, and ensure safe plant operations.

• Prepare monthly technical reports with statistical data.

• Supervise and train team members, ensuring safety compliance.

Qualifications

• Minimum 5 years’ operational experience in WWTPs, including 2 years with MBR.

• Strong knowledge of WWTP and MBR operations and maintenance.

• Bachelor’s degree in Chemical Engineering or related field.

• Strong command of English (verbal & written).

• Proficiency with Google Suite, MS Word, PowerPoint, and Excel.

• Team management and reporting skills.
