Job Title: Leasing Manager
Job Description:
We are seeking a dynamic and experienced Leasing Manager to oversee leasing and marketing performance, build university relationships, implement the company’s leasing policy and procedures, and hold staff accountable to meet leasing goals. The Leasing Manager is also responsible for building and training a strong leasing team and developing and executing the leasing plan. This position reports to the General Manager.
Key Responsibilities:

Develop, implement, and maintain leasing and property management programs for new and renewal tenants.

Maintain or replace tenant profiles including financial, demographic, and property information; maintain building databases.

Screen applicants for credit and background; conduct credit, criminal, and eviction checks.

Oversee marketing, leasing, and management of commercial properties.
-
Conduct property tours, negotiate leases, and oversee tenant move-in or move-out.

Conduct regular property inspections; review and approve work orders.

Create operating budgets; review and respond to tenant complaints.

Make recommendations to improve property financials and ROI.

Collaborate with engineers, contractors, and vendors to fulfill projects.

Oversee maintenance and repair of common areas and tenant spaces, including routine inspections.
Qualifications:

Must be a Bahraini National.

Bachelor’s degree in Business Administration or related field.

Proven experience as a Leasing Manager or similar role.

Strong knowledge of drafting and signing legally sound and detailed lease agreements.

Excellent communication, leadership, and organizational skills.

Skilled in negotiating updated lease agreement features.

وصف الوظيفة:
نبحث عن مدير تأجير ديناميكي وذو خبرة للإشراف على أداء التأجير والتسويق، بناء علاقات مع الجامعات، تنفيذ سياسة وإجراءات التأجير الخاصة بالشركة، ومحاسبة الموظفين على تحقيق أهداف التأجير. كما يكون مدير التأجير مسؤولًا عن بناء وتدريب فريق تأجير قوي وتطوير وتنفيذ خطة التأجير. هذه الوظيفة تخضع لمدير عام.
المسؤوليات الرئيسية:

تطوير وتنفيذ وصيانة برامج التأجير وإدارة العقارات للمستأجرين الجدد وتجديد العقود.

الحفاظ على أو تحديث ملفات المستأجرين التي تشمل المعلومات المالية والديموغرافية والعقارية، وصيانة قواعد بيانات المبنى.

فحص المتقدمين من حيث الائتمان والخلفية، وإجراء فحوصات الائتمان والجنائية والإخلاء.
-
الإشراف على التسويق والتأجير وإدارة العقارات التجارية.
-
إجراء جولات بالممتلكات، التفاوض على عقود الإيجار، والإشراف على انتقال المستأجرين داخل أو خارج العقار.
-
إجراء تفتيشات دورية للعقارات، ومراجعة واعتماد أوامر العمل.
-
إعداد ميزانيات التشغيل، ومراجعة شكاوى المستأجرين والرد عليها.
-
تقديم توصيات لتحسين الأداء المالي للعقار والعائد على الاستثمار.
-
التعاون مع المهندسين والمقاولين والبائعين لتنفيذ المشاريع.
-
الإشراف على صيانة وإصلاح المناطق المشتركة ومساحات المستأجرين، بما في ذلك التفتيشات الروتينية.
المؤهلات:

يجب أن يكون المتقدم من الجنسية البحرينية.
-
درجة البكالوريوس في إدارة الأعمال أو مجال ذي صلة.
-
خبرة مثبتة كمدير تأجير أو في دور مشابه.
-
معرفة قوية بصياغة وتوقيع عقود إيجار قانونية ومفصلة.
-
مهارات ممتازة في التواصل والقيادة والتنظيم.
-
مهارة في التفاوض على الميزات المحدثة لعقود الإيجار.
