Project Manager
Roles & Responsibilities:
- Minimum of 10-12 years similar experience in an interior fit-out contracting company.
- At least 6-7 years’ experience of managing teams of people, preferably on multi-site projects.
- Ability to effectively manage single or multiple projects from award through the different stages of implementation, up to handover stage.
- Very strong technical, execution, and commercial abilities with sound knowledge of the woodworking business, particularly the technical aspects relating to joinery and good manufacturing practices of timber, veneers, hardware, etc.
- Proven track record as a successful PM in a fit-out contracting business.
- Good knowledge of the KSA market is preferred (i.e., network of clients, sub-contractors, and suppliers).
- Successful track record of working on projects such as Hospitality, Hotels, High-End Residential, Palaces, F&B, Retail, Entertainment, Health, Education, etc.
- A very good knowledge of the latest developments in the fit-out market. The candidate should be well-versed with current trends and news influencing the market and be able to suggest ideas to boost the Company’s industry presence and build our brand.
- Excellent English communication and interpersonal skills, and the ability to work successfully in a multinational market environment.
Desired Candidate Profile:
Pre-contract:
- Work towards the creation and execution of business development strategies in line with the company’s goals.
- Research and build relationships with new clients.
- Attend industry functions, such as association events and conferences, and provide feedback on market and creative trends.
- Supervise the end-to-end process of the tendering function.
Project Planning:
- Identify stakeholders and plan communications.
- Develop project management plans and schedules.
- Ensure activities are clearly defined to all stakeholders.
- Plan procurement in line with project schedules.
- Identify risks and plan risk management and responses.
Project Execution:
- Specify project objectives and plans, including scope delineation, budgeting, scheduling, setting performance requirements, and selecting sub-contractors.
- Interface with the project team to share best practices and ensure effective resource (labor, materials, equipment) utilization.
- Implement operations through proper coordination and control of planning, design, estimating, contracting, and construction.
- Maintain accurate records of construction progress throughout the projects.
- Oversee construction sites and manage vendors and trades.
- Analyze and share regular updates on site operations with relevant stakeholders.
- Maintain good communication between clients at all times.
- Direct and manage project execution, ensuring proper monitoring, coordination, and control of works.
- Acquire, develop, and manage the project team.
- Conduct and administer procurement in line with project schedules.
- Distribute project information to relevant stakeholders.
- Perform quality assurance and control throughout the life of the project.
- Manage all local municipality and government approvals required for project operation and handover in line with the schedule.
- Verify and control any changes in scope and costs.
- Control project invoicing and final accounting.
- Monitor and control risks.

مدير المشروع
الدور والمسؤوليات:
- خبرة لا تقل عن 10-12 عامًا في شركة مقاولات للتشطيبات الداخلية.
- على الأقل 6-7 سنوات من الخبرة في إدارة الفرق، ويفضل في المشاريع متعددة المواقع.
- القدرة على إدارة مشروع واحد أو أكثر من خلال مراحل التنفيذ المختلفة وحتى مرحلة التسليم.
- مهارات فنية وتنفيذية وتجارية قوية مع معرفة واسعة بأعمال النجارة، وخاصة الجوانب الفنية المتعلقة بالنجارة وأفضل ممارسات التصنيع للأخشاب، والقصب، والمسامير، إلخ.
- سجل حافل بالنجاح في إدارة المشاريع في مجال مقاولات التشطيب.
- معرفة جيدة بسوق المملكة العربية السعودية مفضلة (مثل شبكة العملاء والمقاولين والموردين).
- سجل ناجح في العمل على أنواع من المشاريع مثل الضيافة، والفنادق، والمساكن الفاخرة، والقصور، والمطاعم والمقاهي، والتجزئة، والترفيه، والصحة، والتعليم، إلخ.
- معرفة جيدة بأحدث التطورات في سوق التشطيبات. يجب أن يكون المرشح ملمًا بأحدث الاتجاهات والأخبار التي تؤثر على السوق وقادرًا على اقتراح أفكار لتعزيز وجود الشركة في الصناعة وبناء علامتها التجارية.
- مهارات تواصل ممتازة باللغة الإنجليزية، والقدرة على العمل بنجاح في بيئة متعددة الجنسيات.
الملف الشخصي المطلوب:
قبل التعاقد:
- العمل نحو إنشاء وتنفيذ استراتيجيات تطوير الأعمال بما يتماشى مع أهداف الشركة.
- البحث وبناء علاقات مع العملاء الجدد.
- حضور الفعاليات الصناعية، مثل الأحداث والمؤتمرات الخاصة بالجمعيات، وتقديم الملاحظات حول اتجاهات السوق والإبداع.
- الإشراف على عملية العطاءات من البداية إلى النهاية.
تخطيط المشروع:
- تحديد أصحاب المصلحة وتخطيط الاتصال معهم.
- تطوير خطة إدارة المشروع والجدول الزمني.
- ضمان وضوح الأنشطة لجميع الأطراف المعنية.
- تخطيط التوريد بما يتماشى مع الجدول الزمني للمشروع.
- تحديد المخاطر والتخطيط لإدارة المخاطر والاستجابة لها.
تنفيذ المشروع:
- تحديد أهداف وخطط المشروع، بما في ذلك تحديد النطاق، وإعداد الميزانية، وجدولة المهام، وتحديد متطلبات الأداء، واختيار المقاولين الفرعيين.
- التنسيق مع الفريق لضمان الاستفادة المثلى من الموارد (العمالة، المواد، المعدات).
- تنفيذ العمليات من خلال التنسيق المناسب والتحكم في التخطيط، والتصميم، والتقدير، والتعاقد، والبناء.
- الحفاظ على سجلات دقيقة تقدم تطور المشروع.
- الإشراف على مواقع البناء وإدارة الموردين والمقاولين.
- تحليل ومشاركة التحديثات المنتظمة على العمليات مع الأطراف المعنية.
- الحفاظ على التواصل الجيد مع العملاء في جميع الأوقات.
- إدارة تنفيذ المشروع والتأكد من متابعة الأعمال وتنسيقها والسيطرة عليها.
- اكتساب وتطوير وإدارة فريق المشروع.
- إجراء وإدارة عمليات التوريد بما يتماشى مع الجدول الزمني للمشروع.
- توزيع معلومات المشروع على الأطراف المعنية.
- تنفيذ ضمان الجودة والتحكم فيه طوال فترة المشروع.
- إدارة جميع الموافقات المحلية من البلدية والجهات الحكومية المطلوبة لعملية وتسليم المشروع وفقًا للجدول الزمني.
- التحقق من أي تغييرات في النطاق والتكاليف والسيطرة عليها.
- السيطرة على الفواتير النهائية والتمويل.
- مراقبة والسيطرة على المخاطر.
