About The Client
Our client is a well-established investment leader with a significant regional and international footprint. They are looking for a dynamic real estate fund manager to spearhead and expand their real estate portfolio, with a particular emphasis on opportunities within Saudi Arabia.
Primary Responsibilities
In this role, you will be responsible for:
- Developing and nurturing a robust network of contacts and stakeholders to support the growth of the Real Estate Funds, incorporating marketing and communication strategies to enhance Asset Management operations.
- Leading deal origination efforts throughout Saudi Arabia, building investor relationships, structuring funds, and maintaining an up-to-date understanding of the Saudi real estate landscape.
- Collaborating closely with the Head of Asset Management to design Real Estate Funds that align with the company's objectives and regulatory frameworks.
Performance Metrics
You Will Be Evaluated Based On:
- Achieving quarterly and annual financial targets.
- The successful launch of real estate funds.
- The annual growth and management of assets under management (AUM).
- Meeting the set Return on Investment (ROI) benchmarks.
- Timeliness and accuracy in producing presentations and investor factsheets.
- The efficiency of due diligence activities.
Key Duties
- Efficiently structuring Real Estate Funds, working closely with developers to secure essential documents, tracking progress, reviewing legal agreements such as MOUs and NDAs, and ensuring compliance with CMA regulations.
- Contributing to departmental goals with a strong work ethic and dedication.
- Employing quantitative and qualitative methods to evaluate real estate proposals, projects, and deal structures.
- Expanding the network for the Real Estate Funds through business development, resource management, and strategic marketing.
- Working independently and collaboratively with a team of legal advisors, brokers, agents, and financiers to finalize transactions and secure funding.
- Preparing comprehensive fund presentations and factsheets for distribution to clients and investors.
- Maintaining complete documentation related to the structure of Real Estate Funds.
- Keeping abreast of macroeconomic trends and their influence on global markets through rigorous market research.
- Gaining insight into the global real estate sector, particularly the commercial, industrial, and residential segments.
- Ensuring smooth coordination with the back-office team to manage all operational aspects of fund activities.

عميلنا هو قائد استثماري راسخ ذو بصمة إقليمية ودولية كبيرة. إنهم يبحثون عن مدير ديناميكي لصندوق العقارات لقيادة وتوسيع محفظتهم العقارية، مع التركيز بشكل خاص على الفرص داخل المملكة العربية السعودية.
المسؤوليات الرئيسية
في هذا الدور، ستكون مسؤولاً عن:
- تطوير شبكة قوية من الاتصالات وأصحاب المصلحة لدعم نمو صناديق العقارات، بما في ذلك استراتيجيات التسويق والاتصالات لتعزيز عمليات إدارة الأصول.
- قيادة جهود استنباط الصفقات في جميع أنحاء المملكة العربية السعودية، وبناء علاقات المستثمرين، وهيكلة الصناديق، والحفاظ على فهم محدث لقطاع العقارات السعودي.
- التعاون بشكل وثيق مع رئيس إدارة الأصول لتصميم صناديق عقارية تتماشى مع أهداف الشركة والأطر التنظيمية.
معايير الأداء
سيتم تقييمك بناءً على:
- تحقيق الأهداف المالية الفصلية والسنوية.
- إطلاق الصناديق العقارية بنجاح.
- النمو السنوي وإدارة الأصول تحت الإدارة (AUM).
- تحقيق معايير العائد على الاستثمار (ROI) المحددة.
- الدقة والالتزام بالمواعيد في إعداد العروض التقديمية وملفات المستثمرين.
- كفاءة الأنشطة المتعلقة بالعناية الواجبة.
المهام الرئيسية
- هيكلة صناديق العقارات بكفاءة، والعمل بشكل وثيق مع المطورين لتأمين الوثائق الأساسية، ومتابعة التقدم، ومراجعة الاتفاقيات القانونية مثل مذكرات التفاهم والاتفاقيات السرية، وضمان الامتثال للوائح هيئة السوق المالية.
- المساهمة في تحقيق أهداف القسم من خلال أخلاقيات العمل القوية والالتزام.
- استخدام الأساليب الكمية والنوعية لتقييم مقترحات العقارات والمشاريع وهياكل الصفقات.
- توسيع شبكة صناديق العقارات من خلال تطوير الأعمال وإدارة الموارد والتسويق الاستراتيجي.
- العمل بشكل مستقل وتعاوني مع فريق من المستشارين القانونيين والوسطاء والوكلاء والممولين لإنهاء المعاملات وتأمين التمويل.
- إعداد العروض التقديمية الشاملة وملفات الصندوق لتوزيعها على العملاء والمستثمرين.
- الحفاظ على الوثائق الكاملة المتعلقة بهيكل صناديق العقارات.
- مواكبة الاتجاهات الاقتصادية الكلية وتأثيرها على الأسواق العالمية من خلال الأبحاث السوقية الدقيقة.
- اكتساب نظرة ثاقبة في قطاع العقارات العالمي، لا سيما في القطاعات التجارية والصناعية والسكنية.
- ضمان التنسيق السلس مع فريق المكتب الخلفي لإدارة جميع الجوانب التشغيلية لأنشطة الصندوق.
